Project Description
The project entails design
of a high density, mixed-use residential community utilizing
"New Urbanism" concepts for street design. The 40-acre site
is located in both Benner and Spring Townships and includes
nearly 1.5 miles of new streets with a central "village green,"
neighborhood playgrounds and inter-community pedestrian linkages.
The community will also include a recreational pond bordered
by naturalized areas. The community's "main entrance" will
be from a proposed signalized intersection with Benner Pike.
Services Rendered
ELA Group, Inc., prepared
concept plans and new street design criteria for each Township
to modify their Ordinance standards for streets. ELA will
also prepare all design and engineering drawings, including
PENNDOT Highway Occupancy Permit plans and a Traffic Signal
Plan. The Project requires substantial coordination and communications
with each Township and the Centre County Planning Office
