Project Description
The Blue Ball National Bank (Branch Office Facility) was developed
on a pad site located within the new Sharp Shopper complex
located adjacent to West Main Street (Route 322) in Clay Township,
Lancaster County. The 3,100 square foot bank was developed
on an approximate 0.52-acre parcel as the second phase of
this new retail/commercial complex located just west of the
Borough of Ephrata. The design, land development, and associated
approval processes were completed in early January 2001 with
construction completed by early 2002.
In addition to the new bank with drive-thru facilities,
site development also included construction of a new 39-space
parking area, new sidewalks, landscaping and utility services.
Other improvements included storm water drainage and conveyance
facilities to carry runoff from the project to the existing
storm water detention basin constructed as part of the original
shopping center complex
Services Rendered
Working with the bank's architect, ELA completed sketch planning/schematic design, preliminary and final land development planning, including preparation of waiver requests and representation of the project a municipal planning commission and supervisors meetings, storm water design/calculations, and erosion and sediment control design and permitting. Construction phase services included periodic construction observation to verify compliance with the contract drawings.
