Project Description
Developed as a design/build project with Ephrata based general contractor, Ames Construction, the C K Sportswear facility was built on an undeveloped tract of land located in a small industrial complex in Ephrata Township, Lancaster County. The 2.73-acre lot was subdivided from lands of the adjoining Ames Construction facility and became the home to C K Sportswear, an existing Ephrata based producer of athletic clothing and apparel in 2001.

Along with a 15,000 square foot building, including office, manufacturing, and loading/shipping areas, project development included realignment and new construction of approximately 425-feet of new street (private), access improvements at the intersection of State Route 322 (SR 322), a 40-space parking area, loading are and loading dock, utility services, as well as storm water improvements and detention facilities. Other improvements included site lighting as well as landscape improvements required to meet local codes.


Services Rendered
Working with Ames Construction, ELA Group produced a series of preliminary site development options for C K Sportswear’s consideration in terms of space utilization and budget. Upon selection of a final design, ELA prepared documents and exhibits required for zoning approvals and represented the project through the zoning hearing process. Final design services included development of site construction drawings, storm water management design and approval, erosion and sedimentation design and permitting, and both preliminary and final land development processing through the local municipality. The project also included roadway intersection improvements, requiring PennDOT Highway Occupancy Permitting and preparation of an abbreviated traffic impact study. The zoning process was initiated in October 1999 with final approvals to permit construction of the project being obtained by August 2000.
