Project Description
Houston Run Corporate Center is located in Salisbury Township, Lancaster County, PA. The project is situated on an 84-acre light industrial-zoned tract just south of Lincoln Highway East (Route 30) and west of the town of Gap. ELA has teamed with the owner and developer, JoAnn Realty Associates, LTD, an original subsidiary of Auntie Anne's, Inc., to develop the site through the land planning process. The eleven (11) lot subdivision, is slated to be a mixed-use business park, including JoAnn's main office, a self-storage lot, a community center, and a retirement village with an assisted living facility. When completed, this project will be a vibrant part of the expanding Gap community.
Services Rendered
ELA Group Inc. (ELA) has provided overall master planning for the entire project. Principle services include the facilitation of zoning text amendments with the Township and obtaining zoning decisions. Services also involved all facets of the land planning process, including not only the development of the subdivision and land development plans, but also construction administration. Because a stream/wetland crossing was required, ELA obtained a PADEP/USACOE Joint Permit and an NPDES Phase II Permit. Currently, ELA continues to work with the developer to make the completion of Houston Run Corporate Center a reality.
