Project Description
Houston Run is located in Salisbury Township, Lancaster County, PA. The project is situated on an 125-acre light industrial-zoned tract just south of Lincoln Highway East (Route 30) and west of the village of Gap. ELA has teamed with the owner and developer, The JoAnn Group, an original subsidiary of Auntie Anne's, Inc., to develop the site through the land planning process. The development subdivision is slated to be a mixed-use business park, including JoAnn's main office, Houston Run Self Storage, The Family Center of Gap, and a professional center. The project has already become a vibrant part of the Gap community.
Services Rendered
ELA Group Inc. (ELA) has provided overall master planning for the entire project. Principle services include the facilitation of zoning text amendments with the Township and obtaining zoning decisions. Services also involved all facets of the land planning process, including not only the development of the subdivision and land development plans, but also construction administration. Because a stream/wetland crossing was required, ELA obtained a PADEP/USACOE Joint Permit and an NPDES Phase II Permit. Currently, ELA continues to work with The JoAnn Group to further develop Houston Run.
