Project Description
One of the first of its kind in Lancaster County, this "Traditional Style" community is set on 84-acres in West Lampeter Township. This development is comprised of 237-units, with a mix of housing types, such as single-family, semi-detached and townhouses. Our design team worked with the Township in regard to craft a "Neighborhood Design Option" Zoning Ordinance text. Design criteria such as twenty-foot (20') street width, six-foot (6') yard set-backs and elements such as a community center with coffee shop, new pond with a preserved spring house and bank barn are features that truly make Mill Creek a success. The community also offers an extensive trail system, integrating numerous open spaces. The overall goal of the design was to create a livable community by emphasizing pedestrian travel and encouraging interaction between neighbors and the natural environment.
Services Rendered
ELA Group Inc. provided design development plans to refine the preliminary site concept prepared by the project Land Planner; preparation of a Conditional Use application mandated by the Zoning Ordinance; and preparation and representation of Subdivision Plans and associated documentation. Services also included the preparation of plans for PA Department of Transportation and utility approvals.
