Project Description
The project involved the development of a 202-acre industrial and commercial corporate center. Improvements included: construction of a 29-lot subdivision (with remaining undeveloped land) with approximately one mile of new streets; storm water, potable water, and sanitary sewer facilities; two wet-pond storm water basins; and roadway improvements (including widening, curbing, turn lanes, adjacent driveway modifications, and plans for the installation of traffic signals) along 0.8 miles of roadway frontage on Marietta Pike and Stony Battery Road, both of which are major transportation corridors adjacent to the City of Lancaster.
Services Rendered
In addition to engineering services for the 202-acre property, ELA Group, Inc. prepared PENNDOT Highway Occupancy Permit plans for the site accesses and extensive roadway improvements. Site work engineering services included: storm water facilities design; Department of Environmental Protection documentation, preparation, and permit coordination; and preparation of soil erosion control plans, and Lancaster County Conservation District Permit coordination. The roadway and intersection improvements included joint coordination with PENNDOT, West Hempfield Township, surrounding developers' projects, and adjoining property owners.
