As part of the land development process, ELA Group facilitated merging two building lots into one, enabling their client to build a three-story, extended-stay hotel, lodge, pool house and outdoor patio. ELA Group obtained the necessary zoning approvals for an increase in allowable building height and length, prepared associated land development plans, and obtained waivers as part of the land development process.

Because of the site size at this Granite Run Corporate Center property, ELA Engineers designed a two-tiered boulder retaining wall for appropriate stormwater management.

RED ROSE TRANSIT
QUEEN STREET STATION (LANCASTER, PA)

ELA Group Engineers and Designers worked with the Red Rose Transit Authority to expand its Queen Street Station bus facilities in Lancaster, PA. A six-story public parking garage including bus transit space in the garage structure was part of the expansion.

The design included removing an existing parking lot to accommodate the new garage increasing the parking capacity by 285 spaces.

A unique aspect of this project was the mixed use design integrating a 10,000 SF Restaurant and Tap Room on the first two floors with 38 residential condominiums.

ELA Group facilitated securing a Special Exception and Variance permit from the Zoning Hearing Board to allow the condominiums additional height.

The building’s façade was carefully designed to integrate the residential, restaurant and parking garage uses while being responsive to the surrounding neighborhood’s historical buildings. Three groups of architects who were involved in the project worked together to develop a cohesive façade, which was ultimately approved by the Lancaster Historic Commission.

LANCASTER NEWSPAPERS PARKING GARAGE (LANCASTER, PA)

ELA Group’s design for the expansion of the Lancaster Newspaper Parking Garage successfully met the requirements set by the Lancaster Historical Commission.  Site design was in full accordance with the city’s guidelines using brick pavers, historic lighting and landscaping to enhance the overall appearance of the parking garage.

ELA Group facilitated the successful coordination of construction staging, crane and garage structure deliveries while maintaining smooth traffic flow on South Prince Street, Lancaster, PA, throughout the building process.

The expansion of the garage added 407 parking spaces to the existing 365. The project presented a unique engineering feat as the new garage remained a separate structure, yet interconnected at each level to the existing garage, allowing access to all levels of both garages.

The architectural design of the garage along South Prince Street reflects a “storefront” appearance on the first floor and upper levels feature false windows to mask the garage’s structural components. The façade design was reviewed and accepted by the Lancaster Historic Commission.
